Short term rental

Terms and Conditions of Temporary Holiday Accommodation:

Variances can be agreed on but only by arrangement with the owner in writing.

Deposit is non refundable and is usually required to secure the booking. Payment of the rental deposit constitutes the client’s acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full 7 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.

Cancellation by the client, results in money paid being not refundable unless the house is re-let for the entire period. If it a refund is made due to the property being relet then a $50 cancellation fee will apply.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

You must leave the cottage in a clean and tidy condition.

The number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay.

Departure – the property should be left in a similar state to its condition on arrival. Check-out time is 10am, but can be extended to 12pm at the latest by arrangement, to allow time to prepare property for the  next guests.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

Linen is provided and the cottage is fully equipped.

There is ample gas and electric heating throughout the cottage, and electric blankets on all beds.

The open fireplace is to be used for heating only, and a fee of $10 per night applies. Only wood provided by us may be burned in the fireplace, and it MUST NOT BE LIT UNDER ANY CIRCUMSTANCES if children are present in the cottage. If you use the fireplace, you must do so cautiously and responsibly, and you do so entirely at your own risk and will be liable for any injury or damage to any property.

Broadband Internet is available for a small fee.

Pets are welcome if specific arrangements have been made in writing with the owner.

On receipt of your deposit, a confirmation will be forwarded to you, stating Arrival/Departure times and access information. Please ensure that you have read and agreed to our standard terms and conditions below before confirming your booking.

Loss – the owners take no responsibility for the tenant’s personal property.

Variations to these conditions may only be made by prior arrangements with the owner in writing.

Gas Supply: If the gas appears to have run out, go to the carport and switch over to the second bottle. If you are using the gas heater you will then need to re-light the Pilot Light following the instructions provided.

Water Supply: Water to the Cottage is pumped from a tank near the shed. Sometimes the pump trips out and the water stops flowing. If this occurs, go to the big shed and press the button on top of the pump – hold it down for a few seconds. The pump is in the corner of the shed nearest to the tank.  .
